The Lake County Economic Development Corporation is soliciting proposals from qualified contractors to provide interior demolition services for the building located at 5154 Hill Road, Lakeport, CA 95453. The selected contractor will be responsible for the safe and compliant demolition and removal of designated interior building components in preparation for future renovation, redevelopment, and site improvements.
- Project Background
Provide a brief description of the building, including:
- Building location: 5154 Hill Road, Lakeport, CA 95453
- Building size (square footage): Approx. 6,600 SF (3 units total)
- Current condition: Ready for demolition
- Intended future use of the property: Medical and Educational Training Facility
- Project goals and objectives: The project consists of selective interior demolition within the existing building. Work is intended to prepare the facility for future redevelopment and adaptive reuse.
- Scope of Work
The contractor shall provide all labor, supervision, equipment, materials, permits (if applicable), and disposal services necessary to complete the work.
Demolition Activities
Demolition to follow attached plan set and includes, but not limited to, the following activities:
- Removal of interior walls and partitions
- Removal of flooring materials
- Removal of doors, frames, and hardware
- Removal of cabinetry and built-in fixtures
- Removal of plumbing fixtures
- Removal of HVAC equipment and ductwork
- Removal of electrical fixtures, wiring, and devices
- Removal and disposal of debris
Hazardous Materials
- Contractor shall coordinate with the project manager regarding any newly discovered hazardous materials.
- Contractor shall comply with all federal, state, and local regulations concerning hazardous materials handling.
- Asbestos testing and removal will be done prior to demolition.
Site Protection
Contractor shall:
- Protect areas not designated for demolition.
- Maintain safe access routes.
- Implement dust and noise control measures.
- Secure the site throughout construction activities.

- Demolition work plan
- Project schedule
- Safety plan
- Waste disposal documentation

Proposals may be evaluated based on the following criteria:
Relevant experience, cost proposal and references.
The Agency reserves the right to interview selected firms prior to award.
- Administrative Requirements
- Licensing: California-licensed architect in good standing; include license number.
- Insurance: Evidence of general liability, professional liability (errors and omissions), workers’ compensation, and automobile coverage meeting Client thresholds.
- Contract form: Anticipated agreement is Professional Services Agreement
- Conflicts of interest: Disclose any potential conflicts.
- Validity: Proposals must remain valid for 90 days from the due date.
